WHAT WE DO
TAXervice will manage your property tax recovery process from beginning to end.
Once taxes become arrears, we can manage the process. We take care of the entire process until the property is redeemed, sold, or the municipality takes title.
What We Do:
- Send all required notices to all required parties
- Conduct all necessary searches and registrations at land titles
- Publish all required notices
- Arrange the auction (if applicable)
- Convey title to the purchaser/municipality
What You Do:
- Provide the information from the tax rolls
- Receive payments from ratepayers and advise us
- Sign documents requiring municipal signatures
- Advise our office when payments are made
No Cost
There is no cost to the municipality. Instead the cost of our services is paid by those ratepayers in arrears. The costs incurred, including our fees, are charged against the roll number subject to tax enforcement.
Fixed Fee
Our fee is a fixed amount rather than a percentage fee that could become unreasonable. Our total fee (excluding disbursements) is $495 per roll number.
No Contract
We do not ask our clients to sign multi-year contracts. Our service can be terminated at any time if you're not satisfied.
How Our Fees Work
Generally, there is no cost to the municipality. Instead the cost of our service is paid by those ratepayers in arrears. All costs incurred, including disbursements, taxes, and our fees are charged against the roll number subject to tax enforcement. The vast majority of properties are redeemed by the owner or mortgage holder. Our experience has shown that delinquent ratepayers respond when municipalities bring in a third party to assist with tax arrears recovery, causing property taxes to be paid sooner in the tax recovery process. Those properties that are not redeemed are sold at auction or ultimately sold by the municipality after taking title and your costs are thereby recovered. Only if the property can not be sold would the municipality bear the cost of our fees and then only for that particular unsellable property.
